A home loan calculator Malaysia is usually asked to do two jobs: the monthly instalment, and a warning about which interest method the instalment assumes. This page does the first with monthly rest, and it states the second so you do not treat the figure as the bank's. Monthly rest means each month's interest is the outstanding principal times the annual rate divided by 12. The instalment is the standard amortizing payment, level across the term, and the loan calculator writes the formula out. Many Malaysian housing loans are daily rest instead. Interest is then counted on the balance each day. At the same quoted annual rate, daily rest usually costs a little less than this monthly version, because you are not waiting until month end for a principal reduction to matter. Use this table to see the shape of the loan. Use the bank's illustration for the number in the letter of offer.
The fields are set up for a house rather than a five-year personal loan. A price and a down payment can fill the loan amount: 500,000 minus 100,000 is a 400,000 loan, if those are the numbers you type. The rate is the all-in annual rate, not a base rate plus a spread the page looks up. This site does not fetch bank rates. If the quoted rate is 3.5 percent above a reference rate, add them yourself and type the total. The rate is then assumed constant for every month. A loan that reprices next year is not modelled. Years run up to 40. Thirty years is a common mortgage term and a long time to pay interest; the table's interest total is there so the length is visible as money, not only as a smaller instalment. The personal loan page is the same arithmetic aimed at a shorter, often more expensive product.
What is left out is most of a house purchase. Legal fees, stamp duty, valuation, mortgage reducing term assurance, and a lock-in penalty if you leave early are not in the instalment. A developer discount that changes the price is already reflected if you type the price you would actually finance. A flexi loan that lets you park salary in the account and reduce interest daily is closer to daily rest plus extra payments, and this page does not redraw the table when you imagine an extra payment. If you want a rough sense of an extra payment, shorten the years or reduce the amount and look again. That is a different loan, not a partial month inside this one.
The currency label is RM because the page is about a Malaysian housing loan. The maths does not convert from another currency. Nothing is submitted to a bank. There is no debt-service ratio here; the salary calculator estimates take-home pay, and whether a bank will lend against that pay is the bank's rule, not a formula on this site. Read the table as monthly rest with no fees. If the offer in your hand says daily rest, expect a small difference and trust the offer.
